Home for Christmas



Home for Christmas -
Wherever Home May Be

Sometimes home is not only where the heart is but sometimes it’s just where you hang your hat!  I’ve hung my hat in lots of places and called a lot of them home…but not all of them have been home.  This last year, we have been home because Murphy is where I was born and raised. While we’ve been living here, I’ve had the privilege and honor to work with some very special people.  But my time with them has come to an end and I’ll be moving on to the next place – a place where I’ll hang my hat and hopefully, a place that I’ll call HOME!   I just want to say a few words to those special people, (and a little bit about them) ...the people that I consider MY TRIBE- the people that have welcomed me in and made me feel like I was home. First, let me tell you about Mick and Jane Goebel-

Working for Mick and Jane Goebel of The Goebel Team at Carolina Mountain Homes in Murphy, NC has been quiet the experience!  I never saw myself working in the real estate business before and really had no plans to ever venture into that field.  But like so many other things in life, we don’t always get to choose what we do or where we work, or even where we live, for that matter.  My husband and I have had a lot of adventures over the last 30 years and moving back to our hometown of Murphy has been one of them.  When we moved back here two years ago, I agreed to help out a family friend, Mrs. Joan Posey-Neumann, Owner of Carolina Mountain Homes.  In doing so, I have made some of the most awesome friends!  Two of those friends are my current bosses, Mick and Jane Goebel.  They are two of the kindest, loving, and most respected people I know!  They love their jobs as Realtor’s and it shows!  They are great at what they do; just ask anyone who’s ever worked with them.  In fact, you can read what their clients have to say about them here.  But they went above and beyond just doing their jobs when they hired me as their assistant. They have taught me so much!  I have enjoyed working in their office and spending time with them both on duty and off!  We have enjoyed hanging out together, going to ballgames together, having dinner with each other, and just building a relationship in general. 

As it happens so often, new job opportunities come a long and before you know it, it’s time to move on.  That seems to be the case for me as my husband and I have been offered positions elsewhere and now have to say good-bye to some very dear friends.  As I have said, Mick and Jane are pretty incredible people and they have agreed to let me stay on as their virtual assistant –at least for a while.  So for now, I will be writing blogs and doing various other real estate related work from afar!  I am so very grateful to them and to Joan for putting their faith and trust in me.  I want to thank them for all they have done and all they have taught me.  It has truly been my pleasure to work for two of the nicest people on the planet!  Thank you Mick and Jane, for everything!  You’ve been, and are, a true blessing to me and I look forward to our future together, however that may look!  
And finally, to Joan, Michelle, Paula, Kelly, Leslie, Cindy, Bonnie and Suzi:  my dear friends, you have made life FUN!  Your zest for life, your enthusiasm, your infectious laughter, your love of your job and clients, has all made my life better, happier, fuller.  Thank you for all you’ve taught me.  I know you will continue to do great things, in real estate and in the Murphy, NC area.  Take care my friends and I hope to see you soon!

How your credit score affects your mortgage rate
The most influential determinant of your mortgage rate is your credit score. The higher your credit score, the lower the interest rate on the mortgage.  Borrowers with high credit scores tend to get lower interest rates on mortgages than borrowers with low credit scores.
  • A credit score of 740 or higher qualifies for the best interest rates from most lenders.
  • It is difficult, but possible, to get a mortgage with a credit score under 620.
  • The difference between the best and worst rates can vary by a full percentage point and a half.
A credit score of 740 or more should qualify for the best mortgage rates from most lenders. Depending on the lender, the mortgage rates offered to the highest and lowest credit tiers can vary as much as a full percentage point and a half, says Louis Spagnuolo, a former vice president of mortgage banking at WCS Lending in Boca Raton, Florida.

·        What lenders look for
o   Lenders prefer borrowers with low balances, a long history of on-time payments and a mix of credit utilization
o   Lenders look at several variables on the credit report:  
      •  Outstanding debt  
      • The outstanding debt relative to the total available debt  
      • The length of the credit history  
      • The pursuit of new credit -- how many inquiries are on your report
·        How to clean up your credit
o   Check your credit report a year or so before buying a home.
o   Correct errors in the report and change ways you use credit to improve your score.

·        Correct and wait
o   All 3 credit bureaus make it easy to dispute errors online
o   If everything is correct, pay down balances and let time do the rest
o   The credit reporting agencies do charge a fee if you want to know your credit score. Lenders look at all 3 scores and use the middle one

·        What else you can do
o   If you're buying a home soon, try not to apply for new credit
o   Though it's not always avoidable -- for instance, if you need a car loan or college financing -- you should resist opening several new lines of credit in a short time.
o   Multiple new accounts can decrease your credit score.

It's an Andy Griffith Kinda Day



It’s an Andy Griffith Kinda Day! 
People often compare Western North Carolina, and Murphy in particular, with the fictitious town of Mayberry and Andy Griffith.  And while Murphy may seem like nothing more than a sleepy little town in the middle of nowhere, it has an unmistakable charm and elegance that attracts many people from all over the country.  It is true that we are situated 2 hours from anywhere and some would say everywhere – that can be either a positive or negative, depending on your outlook.  For those of us that have either grown up here or have chosen to move here, we like to see that as a positive.   Let me tell you why:  For the outdoorsman, this is heaven on earth!  We have streams, creeks, rivers and lakes everywhere and hiking and fishing, kayaking and canoeing.  Whether you visit here or move here, you could enjoy all this and more.  Do you like gardening?  This is the place for you!  Rich, dark soil, perfect for your family garden.  And then you can sell your fruits and vegetables at the farmer’s markets; If that appeals to you, once again, this is the place for you!  Maybe you are looking for a quiet get-away, for either vacationing, part time living or full time living.  We have an abundance of peace and quiet here.  Just ask anyone.  Some would say it’s TOO quiet, but if that’s what you are looking for, can it ever really be TOO quiet?  No, you won’t find Andy Griffith, Aunt Bea or Opie wandering around the town square but you might meet some colorful characters just like them.  In fact, now that I think about it, Murphy does resemble Mayberry and the town Andy Griffith made popular.  We like to see that as a good thing around here.  From the mountains to the lakes, to the people that live here, Murphy and Western North Carolina is HOME – nothing more, nothing less.  But isn’t that just what you want when planning a move?  Somewhere to just call HOME!
